What we know about San Antonio homes.

We are based out in Bandera County and we come into San Antonio from the northwest, so Alamo Ranch, Stone Oak, Leon Springs, Timberwood Park and everything along the 1604 arc are a normal part of our week. We will tell you plainly if you are far enough south or east that someone closer would serve you better. That is not us turning down work, it is us not wanting to promise an arrival window we cannot hold in San Antonio traffic.

San Antonio is really two housing stocks wearing one name. Inside 1604 there is a huge amount of 1970s and 1980s single story ranch, usually on its second or third system, almost always still on its original ductwork. Outside 1604 it is production building from the last twenty years, where the equipment is newer but the returns were sized to a spreadsheet rather than to the house.

Those need opposite conversations. The older homes are usually a duct and airflow problem hiding behind a system everyone assumes is worn out. The newer ones are usually a distribution problem that no amount of new equipment will fix. Either way we measure static pressure before anyone starts talking about replacement, because that one number decides which house you are living in.

An eight month cooling season

San Antonio runs cooling from March into November. Equipment here accumulates roughly twice the runtime of the same unit up north, which is why maintenance that looks optional actually is not, and why efficiency pays back faster than the brochure math suggests.

Ductwork in a 140 degree attic

Nearly every home here runs its supply through the attic. A leak rate you could ignore in a mild climate is expensive when the air around the duct is 140 degrees. We test rather than guess at it.

Cedar fever is an HVAC problem

From December through February mountain cedar makes this one of the worst allergy regions in the country. Proper filtration, a sealed return and correct pressure balance do more for it than any plug in purifier, and we would rather explain that than sell you a box.

The city requires permits

San Antonio requires a mechanical permit for equipment changeouts and inspects them. We pull it and meet the inspector. Anyone quoting you a same day swap with no permit is quoting a different job than we are.

HVAC questions from San Antonio

How much does AC repair cost in San Antonio?

The diagnostic is a flat 100 dollars and includes the recorded readings. Common repairs like a capacitor or contactor usually land between 150 and 400 dollars. Anything larger gets quoted with the measurements behind it before we touch it, so you approve the number first.

Do you cover all of San Antonio?

Realistically, the north and west sides. Alamo Ranch, Stone Oak, Leon Springs, Timberwood Park, Shavano Park, Braun Station and the 1604 corridor are routine for us. Deep south or east side, we will usually tell you someone closer can be there sooner, and we would rather say that than sit in traffic while your house is at 85.

Can you help with cedar fever and indoor air quality?

Yes, and the honest version is that filtration is only part of it. A high MERV filter on a system with a starved return just raises static pressure and shortens the blower life. We measure first, fix the return and the sealing, then put the right filtration on a system that can actually breathe through it.

Do you need a permit for HVAC work in San Antonio?

For an equipment changeout, yes, and the city inspects. We pull the permit and meet the inspector as part of the job. It is worth knowing that a quote which skips the permit is not the same job as one that includes it.

My house is from the 1970s and never cools evenly. Is it the AC?

Usually not the AC itself. In that vintage it is nearly always the original ductwork, undersized returns or attic leakage. We measure static pressure first, because replacing the equipment without fixing distribution buys you a quieter version of the same complaint.
