Lakehills is a lake town, and lake towns have their own HVAC personality. A lot of the housing stock started as weekend cabins and grew into full time homes, which means additions, converted porches and rooms that were never on the original duct system.

Half the properties out here sit empty for weeks at a time. That is a humidity problem more than a temperature problem, and it is why we spend time talking about run times, thermostat scheduling and dehumidification rather than just quoting a bigger unit.

The terrain matters too. Steep lots, long line set runs, and outdoor units tucked into places that limit airflow. Placement is a real engineering decision here, not an afterthought.

Additions that duct never reached

Converted porches, enclosed carports and lake-facing rooms are the classic Lakehills comfort complaint. A single ductless head usually fixes it for a fraction of what duct extension costs.

Homes that sit empty

A house closed up in August grows mold fast. We can set up staging and scheduling that holds humidity down while you are away without cooling an empty house to 70.

Manufactured and mobile homes

There are plenty here, and they need equipment approved for that application with proper duct connections. We install them correctly rather than adapting residential parts.

Airflow around the outdoor unit

Units crammed against retaining walls or under decks recirculate their own hot air and run high head pressure. We check for this on every diagnostic out here.

Yes. Mico, Lake Medina Shores and the properties around the dam are all within our normal service area at the standard rate.

My lake house gets musty between visits. What fixes that?

Usually correct sizing plus a smarter thermostat strategy. An oversized system cools fast, shuts off and never removes moisture. Right sizing, longer run times and humidity-aware scheduling handle it, and a whole house dehumidifier finishes the job on the worst properties.

Can you work on a manufactured home?

Yes. Manufactured homes need equipment listed for that use and proper crossover duct. We install to those requirements rather than improvising.
