What we know about Bandera homes.

Bandera is our county seat and a regular stop. The mix here is unusual: century old limestone buildings downtown, river cabins along the Medina, guest ranches with a dozen small cottages to keep comfortable, and newer construction spreading out toward Highway 16.

Each of those calls for something different. A 1920s stone house holds heat in a way a load calculation has to account for. A river cabin that sits empty half the year has humidity problems a bigger system will make worse, not better. A ranch with ten cottages is a mini split problem, not a central air problem.

We treat those as separate questions rather than running the same playbook on every address, and we are close enough that a follow up visit is a fifteen minute drive.

Older buildings, real thermal mass

Limestone and rock walls behave nothing like a modern framed wall. Oversizing here creates a cold clammy house. We size for the building you actually have.

Guest ranches and cabins

Multiple small conditioned spaces on one property are exactly what ductless systems were built for. Individual control, no shared duct, one failure never takes out the whole property.

Humidity along the Medina

Properties near the river run humid. Correct sizing and long run times matter more than raw tonnage, and we will say so even when it means selling you a smaller system.

How fast can you get to Bandera?

We are based right nearby, so same day is normal and emergency calls usually get a truck out within a couple of hours. When we are genuinely booked, we tell you rather than promising a window we cannot hold.

Do you work on the older homes downtown?

Regularly. Historic buildings need thoughtful equipment placement, careful duct routing and honest sizing. Mini splits often solve rooms where running new duct would mean damaging original construction.

Do you service guest ranches and rental cabins?

Yes. Multiple unit properties are a good fit for our approach, and we can set up a maintenance rotation so units get checked before the busy season rather than during it.
