Helotes sits right on our route. Highway 16 runs from Pipe Creek straight past Floore's into Old Town, so we are in and out of the 78023 constantly, and a call from Helotes is a short drive rather than a scheduling problem.

Almost everything built here since the mid nineties came from a production builder, and that shapes the work. The equipment is usually fine. The ductwork is where the money went missing: returns sized for a smaller house, flex run kinked over an attic truss, supply boots strangled behind furniture. A single central return sized for a 1,800 square foot house, doing duty on a 2,800 square foot one, is the most common thing we find here. High static pressure kills blower motors and compressors early, and it is fixable without new equipment.

Two story homes on one system

The upstairs running six to ten degrees hotter is not a broken system, it is physics plus distribution. Return corrections, damper balancing or a small ductless head upstairs all cost far less than the second system people expect to be sold.

West facing rear elevations

Plenty of Helotes subdivisions back onto the hills with the living space facing due west. That afternoon solar gain has to be in the load calculation, or the new system will be just as disappointing as the old one.
